Nihaven sourced, diligenced and acquired this asset for one of its Canadian investors, who expressed a preference for an investment based in Baker Street. As a probate sale with a short lease, we negotiated an acquisition price representing a significant discount to market value. Nihaven set up tax-efficient corporate vehicles for the transaction and extended the lease under the Leasehold Reform Housing and Urban Development Act 1993.

Our contractor, architect and interior designer remodelled the asset from a 1-bedroom, 1-bathroom asset into a 3-bedroom and 2-bathroom asset to maximise rental yield, without any compromise to space or quality. Owing to the premium design and finish, Nihaven secured competitive rental offers within 1-week post-development significantly above average rental values on a long-term tenancy for security and stability of income. We successfully achieved our forecast GDV representing a strong capital uplift in what were very challenging real estate market conditions in the backdrop of Brexit and a UK general election.
